Plumbing tips
Try a plunger or a $10 drain snake for a single slow drain. If multiple drains are backing up at the same time, or you hear gurgling from the toilet when you run the sink, that points to a main-line issue. Not a job for a home snake. Call a plumber before you make it worse.
Most tank water heaters last 8–12 years. Watch for rusty water at the hot tap, rumbling or popping sounds during heating, pooling water around the base, or water that takes longer than usual to get hot. If yours is over 10 years old and showing any of these, budget for a replacement rather than a repair.
Exposed pipes on exterior walls and uninsulated crawl spaces are the first to freeze in a Portland cold snap. When water freezes it expands, enough to split copper or PEX. Disconnect garden hoses before the first hard frost, keep cabinet doors under sinks open on cold nights, and know where your main shutoff is. If a pipe bursts, shut the water off immediately and call us.
A slow drain usually means grease or hair is building up in the trap or branch line. Left alone, it becomes a full blockage, and sometimes a sewage backup. Treat a slow drain within a week. A $89 snaking beats a $400 emergency call and a shop-vac rental.

Yes. We take emergency calls seven days a week. Burst pipes, sewage backups, and loss-of-water situations are routed to our on-call tech. Call the main line and say it is an emergency. We aim to have someone at your door within two to four hours depending on your location within the service area.
We charge a $65 dispatch fee to come out and diagnose the problem. That fee is waived if you proceed with the repair. You pay for the work, not the visit.
Yes. All labor is warrantied for one year from the date of service. Parts carry the manufacturer warranty, which is typically one to five years depending on the product. If something we touched fails within the warranty period, we come back and make it right at no charge.
Weekend rates apply on Saturdays. After-hours emergency calls have a higher rate that we quote you over the phone before we dispatch. We never surprise you with the rate after the tech shows up.
Yes, for jobs over $1,000. We work with a third-party financing partner and can get you a decision in minutes over the phone. Ask when you call to book and we will walk you through the options before we schedule.
Yes. All our plumbers hold Oregon Journeyman or Master Plumber licenses. We carry general liability and workers compensation insurance. We can provide proof of insurance before any job if you need it for your landlord or property manager.
