Who We Are


A family team, 14 years of Portland renovations

My wife and I started Holloway in 2011 after spending a decade doing subcontract finish work for larger general contractors. We watched good homes get mediocre renovations because the GC was spread too thin to catch the details.

We run a different way. Our crew is small on purpose. Every project gets our personal attention from demo day through punch list. We pull our own permits, do our own tile work, and stand behind everything we build with a five-year warranty on labor.

If you are looking for the cheapest bid, we are probably not it. If you want a kitchen or bathroom that still looks great in 20 years, we should talk.

We take on fewer projects so we can do each one the way it deserves to be done.

One renovation, five rooms transformed

Kitchen island

Standalone IKEA butcher-block island and the hanging pot rail came out. In came a custom waterfall marble island with seating for four, integrated outlets, and concealed storage on three sides.

Dining + passthrough

The cutout in the wall between dining and kitchen was a tease. We pulled the full wall, added an LVL beam where the load was, and finished the ceiling continuous through both rooms. Now it reads as one room.

Living room

Popcorn ceiling skim-coated flat, walls warmed up, original hardwood refinished. Same windows, same dimensions, but the eye now travels straight through to the new kitchen instead of dead-ending at a wall.

Worn tile and a freestanding coat rack didn't survive. Full-height white shaker cabinets with brass hardware, a marble bench with concealed shoe storage, a wood feature wall behind the hooks, and a hex-pattern runner over light oak floors.

Main bathroom

Blue floor-to-ceiling tile and a builder-grade vanity stripped to studs. Marble vanity top, sage-green base cabinet, brass faucet, fresh subway-to-ceiling tile, new plumbing rough-in. Same footprint, modern aesthetic.

What We Build


Three scopes, one standard of craft

Bathroom Remodel

Full bathroom renovation from tile demo to final fixture. We handle plumbing, electrical, waterproofing, tilework, vanity, and lighting. Starting at $18,000 for a guest bath, $30,000 for a primary suite.

Kitchen Remodel

Cabinet replacement, countertop, appliances, backsplash, and any layout changes requiring permits. We manage the whole scope. Starting at $40,000 for a standard kitchen.

Whole-Home Renovation

Multi-room or full-house renovations with a single point of contact throughout. Ideal for buyers who want to renovate before moving in or homeowners planning a phased whole-home update.

On-Site Estimate

We walk the space with you, take measurements, and ask the questions that affect scope and price. You receive a detailed written estimate within five business days.

Design and Permit

We coordinate selections, finalize the design, and pull all required city permits before a single tool comes out. You are never waiting on us to start.

Build and Walkthrough

Our crew builds to schedule. When the work is done, we walk every inch of the project with you before we consider it complete.

Before You Call

Common questions about renovation

How long does a kitchen remodel take?

A full kitchen gut and rebuild -- new cabinets, counters, plumbing, electrical, and flooring -- typically runs 8 to 14 weeks depending on scope and permit timing. We build a detailed schedule before we start and hold to it.

Do you pull permits?

Yes, always. We pull all required permits and manage every city inspection ourselves. You will not need to contact the Portland Bureau of Development Services at any point.

What does a bathroom remodel cost?

Guest bath renovations typically start at $18,000. Primary suites with walk-in shower, soaking tub, and double vanity usually run $32,000 to $50,000. We give you a detailed line-item estimate before you commit to anything.

Do you handle change orders?

Change orders happen on almost every project. We document every scope change in writing with a cost and timeline impact before any additional work begins. Nothing changes without your written approval.

What payment milestones do you use?

Standard terms are 30% at contract signing, 30% at rough-in inspection, 30% at cabinet or tile install, and 10% at final walkthrough sign-off. We do not ask for more than 10% upfront on projects under $25,000.

Are you licensed and insured?

We are licensed with the Oregon Construction Contractors Board (CCB) and carry $2 million in general liability plus workers compensation on all employees. We provide certificates before work begins.

What warranty do you offer?

We warrant all labor for five years from project completion. Manufacturer warranties on materials and fixtures pass through to you directly. We also do a 90-day check-in visit to catch anything that settles or shifts after move-in.

Can we stay in the house during construction?

For kitchen remodels, most clients stay -- we set up a temporary kitchen area and clean the site each evening. For whole-home renovations, we recommend temporary relocation. We are honest with you upfront about what each scope requires.
